1960s walk-up, concrete tile Owners Corporations
Common property, split levies and a committee that has to vote on it. You get a scope in plain language, a price that holds, and photos that answer the questions before they are asked at the AGM.
For Owners Corporations & property managers
Terracotta and concrete — the roofs on Melbourne's bungalows, walk-ups and townhouse blocks. Repairs, re-bedding and re-pointing, restoration. Insured before we arrive, documented so you can take it to the committee, and scheduled around the people who live there.
01 — Before we step on your roof
A committee can't engage a contractor who can't prove they're registered and insured. So it's all here, up front, before you've spent a phone call finding out.
We are not generalists who also do tile. Tile installation is carried out to AS 2050. Where a job needs valley irons, flashings, box gutters or stormwater — regulated roof plumbing — we bring in a licensed roof plumber who issues the plumbing Compliance Certificate. We tell you which parts are which before you sign.
Public liability and WorkCover certificates of currency go to you before anyone is on site, not after you ask. This is the cover that answers for injury on your common property and damage to it.
Tile re-roofing that triggers a building permit is building work, and we do it alongside your building surveyor as a registered practitioner. Domestic Building Insurance applies to genuinely domestic work over $16,000 — not to commercial work — and we confirm which applies before quoting rather than after.
A written workmanship warranty on re-bedding and re-pointing, on top of the statutory implied warranties under the Domestic Building Contracts Act 1995 (Vic), plus the manufacturer warranties on tiles and pointing compound.
We work to the law of the State of Victoria. The Owners Corporations Act 2006 (Vic) governs the common-property relationship; tile installation follows AS 2050. Three separate protections apply and they cover different things: building practitioner registration, verifiable on the VBA / BPC register; Domestic Building Insurance, which covers genuinely domestic work over $16,000 and does not apply to commercial work; and public liability + WorkCover, which covers on-site injury and property damage. Valley irons, flashings, box gutters and stormwater are regulated roof plumbing — we engage a licensed roof plumber for those. We do not do roof plumbing, tin or metal roofs.
02 — Who we work for
Most of our work is common property: apartment blocks, townhouse complexes and period homes where a repair has to be explained to someone before it can be approved.

Managed portfolio, suburban Melbourne One roofing contact for the whole portfolio. We answer the phone, we turn up when we said, and we send the report without being chased for it three times.
Apartment block, inner Melbourne Repairs, re-pointing and restoration on buildings full of people who have to live there while we work. Access windows agreed, notice given, site clean at the end of every day.
Victorian terrace, inner north Melbourne's Victorian and Federation roofs, restored so the repair disappears. Matched profiles, traditional bedded-and-pointed capping, no modern shortcut that dates the building.
03 — What we do
Terracotta and concrete only. Where a job crosses into regulated roof plumbing — valleys, flashings, box gutters, stormwater — we bring in a licensed roof plumber and tell you which part is which before you sign.
Cracked ridge capping is behind most leaks on a tiled roof. Once the mortar bed lets go, the caps move, water tracks in behind them, and the ceiling below tells you months later.
We lift the caps, re-bed them, and re-point with a flexible compound that moves with the roof instead of cracking through the next Melbourne winter. Done to AS 2050. On a common-property roof it is the cheapest year-for-year work you can buy.
Re-pointed ridge capping, concrete tile Slipped tiles, cracked tiles, storm damage. We find what actually caused it rather than replacing the broken tile and leaving the reason it broke.
Photos before, photos after, a written scope, and a report the committee can read without a translator. Emergency make-safe available 24/7.
Storm-damaged terracotta roof, inner Melbourne A restoration buys a common-property roof another decade or two for a fraction of a re-roof. Clean it, re-bed and re-point the capping, swap the broken tiles, seal and recoat.
It also does something a committee can see from the footpath, which makes the next capital works vote a shorter meeting.
Concrete tile roof, half cleaned and recoated Terracotta and concrete tile is the standard Melbourne roof, and most of them are old enough that the original profile is long out of production.
We source and match tiles — heritage and discontinued profiles included — so a repair reads as roof, not as patch. From a dozen tiles to a full common-property re-tile.
Weathered terracotta Marseille tile In a multi-dwelling building the water almost never enters where it appears. Unit 6 reports a stain; the tile is broken above unit 9.
We trace it properly — tiles, pointing, valleys, flashings, penetrations — and tell you what it is in writing, with the fix priced. No patching the symptom and returning in March.
Roof cavity leak trace, water staining on rafter On concrete tile a membrane recoat is real protection and real colour, not a cosmetic. It is a visible win on a building that has looked tired for a decade.
On terracotta we clean and re-point instead. Glazed terracotta is built to weather on its own, and we will tell you that rather than sell you paint it does not need.
Recoated concrete tile roof 04 — What you get back
The roof is half the job. The other half is a record you can put in front of a committee, an insurer or a council without chasing anyone for it. Same file, every job, every time.
Fig. 1 — ridge capping, north elevation 05 — Safe access
Work at height over occupied units is where an Owners Corporation's duty of care actually bites. We turn up with a job-specific SWMS and the right height-safety gear, and we do not start without them.
Harness & anchor, steep terracotta pitch A Safe Work Method Statement written for your building and sent before we mobilise, to the working-at-heights requirements of the OHS Regulations 2017 (Vic).
Harness and anchors, edge protection, EWP or scaffold as the roof requires — and we test fixed anchor points where the building already has them.
Agreed access windows, notice to residents and tenants, common areas protected, site cleaned down daily. After-hours where the building needs it.
Employees and any supervised subcontractor carry their own public liability and WorkCover. Certificates before site access, not after.
06 — Recent work
Every job here started the same way: someone walked the roof, photographed what they found, and priced the fix before anyone lifted a tile.
Photography on this page is representative of Melbourne tile roofing, not of these specific jobs. Genuine site photography replaces it at launch.
07 — Maintenance plan
Insurers look harder at maintenance history than they used to when a water-damage claim lands. In our experience a roof with no record is the roof that gets argued about. The plan is simple: we inspect once a year, photograph what we find, price what needs doing, and rank it. You end up with a paper trail and a roof that stops surprising you.

Yes — common-property tile roofing is the core of the business. Every job comes with a line-itemised written scope and a photo condition report you can take straight to the committee, and work is scheduled around residents and tenants.
We service Greater Melbourne, including the CBD, inner north, bayside, eastern suburbs, south east, western suburbs, northern suburbs and the outer east.
Yes. We carry public liability and WorkCover cover, and certificates of currency are provided before any work begins.
Re-bedding renews the mortar bed that holds the ridge and hip caps in place. Re-pointing seals those caps with a flexible pointing compound that flexes instead of cracking. Cracked capping is the most common cause of leaks on a tile roof, and we do both to AS 2050.
No. Glazed terracotta is built to weather on its own, so we clean and re-point it rather than paint it. On concrete tile a membrane recoat adds genuine protection and restores colour, so we do recoat concrete.
Same business-day response, and 24/7 emergency make-safe for active leaks and storm damage.
Each job includes a condition report with before-and-after photos, a written scope, an itemised invoice, and warranty and compliance certificates for the Owners Corporation's records.
In Victoria, valley irons, flashings, box gutters and stormwater are regulated roof plumbing and must be carried out by a licensed roof plumber who issues a plumbing Compliance Certificate. Tile work is building work. Where a job crosses both, we engage a licensed roof plumber for that portion and tell you which parts are which before you sign.
